Project Profile: Hotel Guests Rest Easy During Roof Restoration

The Challenge:

The Marriott Hotel in Springfield, Massachusetts, underwent a large-scale replacement of its original roofing system, which consisted of a multi-ply, hot-applied built-up assembly installed directly over concrete decking, with 10 inches of landscaping gravel on top for aesthetic purposes. Debris, vegetation, water and other contaminants in the gravel accelerated the roof’s deterioration and posed hazards for hotel personnel navigating the roof. Additionally, the roof was visible to nearby offices and hotel rooms, and contained numerous air intake systems.

A 15,000-square-foot area of the roof could not be replaced using traditional methods. A fully adhered, single-ply system was considered as an option, but the adhesive would emit strong odors. In order to maintain guest comfort, this would require the hotel to close some of its guest rooms and conference centers during application.

The Solution:

The contractor approached Tremco Roofing and Building Maintenance for a restorative option instead of replacement. Tremco Roofing proposed AlphaGuard MT, a single-component, moisture-triggered roofing and waterproofing system. The BUR plies’ conditions were investigated to determine how well they were adhered, followed by a small adhesion test of AlphaGuard and various primers. Next, a specification was developed for installing the overlay of BURmastic Modified Composite Ply set in BURmastic SF, which helped level the roofing surface in preparation for application of AlphaGuard. Then, AlphaGuard was applied to the roof in a color that closely matched the surrounding roofing systems for visual appeal.

The Result:

During the restoration, odor was not an issue and the hotel was able to operate its guest rooms and conference centers. Additionally, the use of AlphaGuard cut construction time in half and cost much less than a traditional roof replacement or restoration. Plus, hotel personnel can now more easily access and navigate the roof.
